Lead-Based Paint Risk Assessment

A risk assessment tells you if there are any sources of serious lead exposure, such as peeling paint and lead dust. It also tells you what actions to take to address these hazards. Lead-based paints that are in good condition pose little risk, but those that begin to peel, chip, chalk, or cracks do pose a health risk. Lead-passed paints were used in many homes prior to 1978, which is the year that the federal government banned lead-based paints. Most documented cases of lead poisoning can be traced to lead contamination resulting from the degradation of such paints. The health effects from the exposure to lead dust, which you can’t always see, can create serious hazards for you and your family.

Lead-Based Paint Testing

A & J Enterprise (AJE) have licensed and trained Inspectors that will go to the site of concern and test paint, dust, soil and/or water to identify the source of contaminations. A paint inspection tells you the lead content of every different type of painted surface in your building. Our trained professionals will perform a visual inspection of the paint conditions and locations when inspecting your building and conduct surface-dust tests. The paint is analyzed with a portable x-ray florescence (XRF) machine or by collecting paint samples to be submitted for laboratory testing.

Pre-Purchase Inspections /Property Transaction Due Diligence Screening

Federal Law requires that individuals receive certain information before renting or buying pre-1978 housing. Landlords and Sellers have to disclose known information on lead-base paint and lead-base paint hazards before a lease goes into effect or selling a house. Both must included disclosure forms about lead-based paints. Buyers have up to 10 days to check for lead hazards. Beware, if not conducted properly, renovations can release lead from paint and dust into the air.

Lead-Based Paint Management, Abatement and Air Monitoring

We will develop an Operations and Maintenance Plan to include maintenance personnel training and to conduct periodic re-inspections to ensure that the condition of the Lead-Based Paint does not deteriorate. If removal is required, (AJE) will prepare bid documents for the client to obtain competitive bids from contractors to perform the work. We will also write and design the work plan specifications following all State and Federal Regulations for safe removal, help the client select a qualified abatement contractor, and provide third-party air monitoring and analytical clearance services during the entire abatement process.
